 MANY FACTORS AFFECT how quickly your home will sell and determine its selling price. Let's look at a few of the more important aspects of selling a home:


What is the Condition of the Property?

Other than location and being priced right, the condition of the property and how well it shows is the single most important factor in selling a home. The better the home is presented the more successful the selling process will be. For instance, if the house needs a new roof or has peeling paint, taking care of these problems before you list your home should speed along the eventual sale. A fresh coat of paint does wonders, especially if you have given the home your personal, custom touches that are specific to your taste. Repainting with neutral colors will appeal to a larger audience. Another key point is to remove all clutter and personal items, such as your prized knick-knack collection, personal photos and the like. The fewer items in a given space, the larger that space appears to be. If your kitchen and bathroom counters are full of your stuff, it's time to reduce and reorganize. In addition, removing your personal items and photographs does two things; 1) it gives the prospective buyer the ability to mentally place their belongings in the house, and 2) it lets them know you are ready to move out and let them move in.

Price

Many times a home that is overpriced will sit on the market for many months while similar homes are being sold. The best way to price your home is by doing a Competitive Market Analysis (CMA). As your Phoenix, Arizona REALTOR®, I will provide this for you.

Financing

The Buyer must submit an LSR (Loan Status Report) with the contract offer for your property. This demonstrates that they have already met with a mortgage specialist and begun the process of securing a loan. Market Conditions

Timing also is a factor that affects the sale of your home. It may be a sellers' market or a buyers' market. No one can change market conditions at the time the property is for sale. Competition

Every buyer makes his or her decision about which home to buy and how much it is worth by comparing it to similar properties that are for sale in the area. The current competition always affects the buyer's opinion of your home and what it's worth. So, the question is, what other choices does a buyer have and how does your home compare to others that are for sale? Promotion

Promotion is the ability to bring buyers to your property. This includes traditional marketing methods such as advertising. As your REALTOR® in Phoenix, Arizona, my strength is that I am constantly in touch with people who want to buy property.

It is important to note that even the very best promotion has its limitations, because promotion cannot overcome the first five factors if they are out of balance.
So, as you try to sell your home, it's important to first determine if...

1. The home is presented well...
2. The price is set right...
3. We have a quality presence on the MLS and internet...
4. The market is buy or seller driven...
5. Your property compares favorably to others.

When A Contract Is Accepted

The buyer has 10 days in which to complete all their inspections of the property. These include, but are not limited to the home inspection, termite inspection, mold inspection, pool and roof inspection, etc. When all inspections are completed, the buyer will submit to the seller one request for repairs. The seller can elect to make all, some or none of the requested repairs, at which time the buyer can then elect to proceed with or cancel the transaction. There are definite timelines called out in the contract for this process and as your Phoenix, Arizona REALTOR®, I will guide you through this.

Note: A new-house inspection is often more extensive because buyers expect the property to be in near-perfect condition. Resale-home buyers, on the other hand, usually overlook minor flaws that come with an older, previously lived-in home.
Be sure to document all items that need to be corrected before closing.
